Why remediate mold?As a homeowner or property manager in Bucks County, PA, dealing with mold growth can be a serious issue. It's crucial to have an effective mold remediation plan in place to ensure the safety of your property and the well-being of its occupants. Mold can have adverse effects on the health of your tenants or family members, especially for individuals with respiratory conditions, allergies, or weakened immune systems. This means elderly individuals or small children can have a more acute reaction to aerosolized mold spores. For this reason, it is important to completely remove mold from the root and prevent it from returning. Long-term exposure to mold can lead to breathing issues, allergic reactions or rashes, and even infections. We don't kill mold, we remove it..Mold remediation is often thought of -or- confused with killing mold. This actually couldn't be further from the truth. Even hyphal fragments (fragments of mold) can attribute and cause adverse health effects and they do not need to be alive to do so. For this reason, our team of expert mold removal technicians focus on completely removing mold from the root. We pay close attention to detail during the removal and cleaning process, making sure to treat, manually remove, and hepa vacuum, all surfaces in our service area. Our technicians build a containment chamber preventing cross contamination and filtering the air during the service. Mold Inspections & Protocols
Once the mold inspection and protocol is completed, our mold removal team builds a complete Scope of Work and an estimate is generated outlining the materials, labor and equipment needed to restore your property to a healthy indoor living environment. The short answer..YES!Mold is everywhere. It is in the air that we breathe every day. You only run into health issues or problems if there is a higher amount of mold indoors than there is outside. Besides mold spore type, mold count is what we look at during home mold testing or office mold testing service calls. How Does Black Mold Testing Work? Mold testing starts with a visual inspection of the property. Mold needs moisture to grow; so during the walkthrough, we are generally looking for a source of moisture as well as visible signs of microbial growth on surfaces. For school mold testing, commercial mold testing, or other commercial mold testing services we typically use a handheld laser particle counter to help identify areas of concern. These laser particle counters -or- "LPCs" are instant and can show us the number of particulates in the air at a given time, in a given space, and at a particular size. Mold is usually 2.5 microns in size when aerosolized, so we use that as our benchmark and compare indoor and outdoor readings to gain additional insight. Once a visual inspection is completed, we typically sketch the area so we can calculate the volume of the space as well amount of materials that will need to be removed. The volume of a room is important because the formula to calculate ACH (air changes per hour) uses volume in addition to the rated CFM (cubic feet per minute) of an air filtration device to dictate how many machines are needed, and how long they need to be installed to completely change the air in the space during mold remediation. All of the above information is gleened during an inspection and then used to create a "Remediation Protocol". What type of testing can be done?If during the inspection we find areas of concern (suspected microbial growth) we typically suggest testing it. Sampling methods for mold testing include direct fungal exams like tape lifts and swabs, indoor air quality testing (air sampling with a pump), or even live culture testing. When do I get my sample results?Black mold testing results are usually submitted to the lab on a 24 hour "Chain of Custody". This means the lab has 24 hours from the time they receive the samples to produce results. If mold testing is performed prior to 2pm, we can submit the samples to the lab on the same day, meaning you would have results by the end of the following day. If after 2pm, samples are overnighted and that clock will not start until they are checked into the lab the following day. This can mean you receive results up to 72 hours after sampling. Why Should You Professionally Test for MoldIf you are concerned about mold in your home, it is important to have it tested by a qualified professional. Mold can cause a variety of health problems, including respiratory problems, allergies, and asthma. It is important to get rid of mold as soon as possible to prevent these health problems. Having your home inspected and tested by one of our Certified Mold Inspectors, gives you the best possible chance at an inclusive overview of the indoor ecology at your home or business. Did you know?... Some odors can trigger strong memories and emotions. The olfactory system, responsible for our sense of smell, is linked to the brain's limbic system, which processes emotions and memories. This connection explains why certain smells can instantly transport us back to specific moments in our past. Things like the smell of popcorn reminding you of a first date at a movie theater or the smell of an engine can remind you of your first car. Humans can detect around 1 Trillion different smells due to the amount of odor receptors located in our nasal cavity and certain odors can even impact our emotions. For example, the smell of lavender is known for its calming and relaxing effects, while citrus scents promote alertness and energy. Between having an effect on our emotions and triggering past memories, odor is one of our most powerful senses. After a fire damage, our technicians are tasked with cleaning up debris, drying out the water left over from fire-fighting efforts and eventually deodorization of soot/smoke odors. This can be accomplished differently depending on the type of materials burned. (Grease and cooking fires are treated differently than wood or organic materials). We have a pretty good success rate with completely irradicating these odors. With that said, no matter how hard we try, we are unable to remove or neutralize "phantom" odors. Phantom Odors - "Spooooky"So what are phantom odors? Well, there is something called "Phantosmia" which is a condition that causes humans to smell odors that are no longer there. Nobody knows why or what causes Phantosmia however, it is thought to be tied to traumatic events or even damage to the olfactory system. Hopefully, you never experience fire damage, however, if you do, it is most definitely a traumatic experience. Between potentially damaging your olfactory system by breathing in smoke during exiting the building to odors being linked to emotions and memories - phantom smells are very real and can be a frustrating part of the odor neutralization process in your property. How we handle Odor NeutralizationOur team of experienced fire damage technicians, prepare our customers prior to starting work by setting expectations and educating them on the many aspects of the project - including odors and odor neutralization. By understanding the power your olfactory holds over emotion and memory, it can help you set realistic expectations of the neutralization project - and even "scare off" Phantosmia. Every odor neutralization project starts by the identification of affected materials -or in othe words- the source of the odor. Once the source is identified, we work towards removal of non-salvageable materials, treatment and cleaning of items that are salvageable and filtration/changing of the air to remove particulates contributing the smell. Once the source is removed, the area is detailed and cleaned, the air filtered and changed and then we move towards the final step - which is encapsulation and/or sealing the area. The final step of encapsulation and/or sealing the area is not always needed but instances in which the source can not be completely removed, this step will trap the odor inside the materials, preventing it from escaping and essentially neutralizing the odor. I know this sounds easy to do, however, each step is meticulously carried out and can be difficult to execute -especially on larger projects. This is why Bulldog Cleaning & Restoration technicians are trained to pay close attention to detail and even then, their work is double checked to meet our standards of care. For additional information on odor and odor neutralization, contact our local Bucks County, PA office at (267) 982-5504 or our Southern New Jersey team at (609) 952-0142.

It'll dry on its own, right?...WrongAfter even the smallest introduction to water, your basement or ceiling or bathroom or kitchen (doesn't matter where) may still have unseen damages or even "bonded" water. A professional water removal technician is going to locate that hidden water and make sure it is removed, evaporated and/or most importantly, that it does not create additional damages during the process. Building materials retain moisture and can absorb quite a bit of it. The more moisture in a building material, the longer it can take to dry out naturally. Most of the time you want to speed up or expedite the process because the longer it takes to dry, the higher the possibility that mold can form. Highly porous materials such as insulation can retain an elevated moisture content for up to a month or longer, after absorbing the water! Trapped inside the wall cavity of a basement, this can lead to all kinds of negative effects like a musty odor, visible discoloration, and even mold! What do you do that I can't do myself? Our Bulldog water removal specialists are geared toward making life easier during a hectic and stressful time. Whether a sump pump backed up in a finished basement or a pipe broke leaving water spewing onto the carpet, our technicians are with you every step of the way to make sure we put you back to pre-damaged conditions. Our company is able to work with you to best explain the claims process (if it turns into a water damage insurance claim) and able to submit all required documentation and readings needed for reimbursement. Our technicians utilize the latest in job management and monitoring equipment such as laser particle counters, thermal imaging cameras, manometers to measure negative pressure containments, moisture meters, psychrometers and more! We are even able to create a 3D model of your affected space complete with measurements, photos and floorplans to use in conjunction with insurance billing or generating a Scope of Work. The toys sound cool but really, it can't be that hard to suck water up..Indoor environments and the materials used for construction change from place to place. The type of water and the potential for cross contamination changes based on conditions of the loss. This means that no two losses are the same. Even with a "clean" water source, if the water travels through different objects or materials it can slowly go from "clean" water to having an elevated chance of containing biological contaminants or harmful pathogens. For this reason, all of our technicians are certified and trained and carry one or more IICRC certifications applicable to the loss scenario. Our in-house trainings go beyond IICRC approved course materials and include constant updates on how we can surpass "industry standards". For this reason we are well equipped to handle any size water loss whether commercial or residential. Bulldog Cleaning & Restoration also takes pride in being able to identify opportunities to dry in place. This means that if conditions are right, we are able to leave specialized drying equipment in the property, set it up and monitor it in such a way where we remove very little building materials. Just because your drywall is wet 3ft from the floor, does not mean we need to make 4ft high flood cuts. This saves you money and headache from not having to deal with another contractor for the reconstruction or worry about losing heat or AC from exposed walls. Interesting.. But why choose Bulldog Cleaning & Restoration though? No two companies are the same. Even some of the leading restoration firms in the nation are independently owned and operated. This means that the level of training and experience differs from company to company. At Bulldog Cleaning & Restoration, we pay special attention to not only the Production end of things, like removing water from a basement, but also the Administrative. Every customer gets a Client Portal allowing them immediate access to client photos, estimates, sketches and invoices. The office staff are available and capable of answering all questions regarding the service and we take pride in the attention to detail and responsiveness we offer when communicating with our customers. We want you to understand the service we provide, why we are doing things the way that we are and the costs that may, or may not, be associated with it. We appreciate the opportunity to work with each of our customers and look forward to providing a quality service.
